Janice came on the scene when we had exhausted ourselves looking at houses and asked a friend for a recommendation. Our friend asked her friend that had just bought a house. The recommendation was Janice. She asked us exactly what we were looking for, what kind of neighborhood, what price range. She went to work and found our many listings. After we decided on the house we wanted, Janice investigated who the roofer was, the plumber, the electrician, and the work they had done on the house. She had extremely reputable home inspectors for us. Janice gave us a lovely gift of a doormat which we greatly appreciated. I can't say enough about her help in making our house hunting so pleasant. Janice is very professional and honest, easy to work with. We sold our house after only a week on the market, and Janice pushed to get it listed so as not to miss a sellers market. The process after the sale until closing went well, with only as couple of hitchers, not her responsibility. We highly recommend Janice.

Janice Ruhala is my go to realtor. Love her! Janice has assisted me and my family in 5 real estate transactions. The last one was during the pandemic. To add to that difficulty we were in another state and unable to travel . She took care of all the details including prepping my house for showing. The first weekend we had 2 offers. One full price and the other for several thousand over asking. We closed from out of state and she negotiated further details of the buyer taking possession 60 days after closing. She is the best. Trust me, trust her.

As first time home buyers, my wife and I were apprehensive about finding our first house, particularly since we had very different opinions about the type of home we were looking for. Janice was incredibly patience, walking us through every step of the home buying process. Janice got us into showings at a moments notice, and was always very quick to respond to our often elementary questions. After months of searching and multiple bidding wars, Janice helped us find and secure our perfect home. We are incredibly thankful to Janice for her expertise in ever facet of the home building experience. My wife and I don't agree on much, but we agree that Janice is a great relator!!! If you're a prospective first-time homeowner looking to buy a home during a pandemic, Janice is the buyer's agent to hire! Before everything shut down, she met with my spouse and I for over an hour to tell us all the essential information we should know about buying a home (mortgages, closing costs, neighborhoods, realty trends, and much more) and learning what we kind of home we were shopping for. During the shutdown, Janice was very patient while my spouse and I were learning what homes we liked and disliked. We were all over the board and confusing at first! Janice always, always gave us her honest, straightforward, and professional opinion. She was our steady point during the crazy, stressful emotional roller coaster that is buying a home. When we lost a bid on the home we ended up buying, Janice got us into the first backup position and helped us negotiate a competitive offer. Without Janice, we would not have gotten our house. We still keep in touch after we bought our home and know that she will be a great source of information for years to come. I can't say enough good things about her!

Janice was a fantastic realtor. As first time home buyers, she explained everything we needed to know. We were unaware of how closing, inspection etc worked and Janice walked us through every step. She additionally worked very hard to find us our great home by showing us a variety of homes in many neighborhoods around the Lansing area and then refining the homes based on our feedback. Janice helped us find our forever home and we could not be happier! She was extremely responsive and patient with us during the entire home buying process. Janice had our best interests at heart as buyers and even informed us when she saw "red flags" with a potential lender. We opted to go with another lender, starting the process over and we still were able to close within our desired time frame. Janice also made the selling process very easy. Our home was under contract in less than 24 hours of being listed and we were able to close in less than 30 days. Janice and Tom made what can typically be a stressful process a very easy one.

Janice and Tom Ruhala made the process of buying and selling in 2018 a super successful experience. They were so patient and helpful when we were looking for a home to buy, always giving us things to think about and great negotiating tools. When we found the perfect home for us they went out of their way to make sure we understood the market value at our location and to make sure we got a fair purchase price. Janice helped us buy and sell homes in both 1997 and 2013. She was a tireless worker (particularly on the first house, where we were not at all that sure of what we wanted), a great counselor, and knew just when to inject a shot of reality into our sometimes confused thinking. She knows the area, knows the market, reads people well and is focused on getting you into (or out of) the house you want in a financial transaction that's transparent to you. She has more than once suggested we counter when we were ready to accept and left more money in our pockets at a cost to her bottom line. That's service. I recommend this woman without hesitation.

When issues were discovered prior to the final signing and even after, she was very professional in dealing with the owners realtor to get resolve on all issues. Janice helped me find my first house, sell that house, and helped my husband and I find one together. She has high integrity, and works really hard for her customers. She understood my (our) needs/wants and did not apply pressure to take something that did not fit them. She shows her clients everything she thinks will meet their needs rather than making her own listings a priority, which some agents do and I find annoying.) My husband and I would not have found our house if Jan hadn't been checking the MLS listings seemingly 'round the clock. She has a good relationship with other agents, and negotiated well to bring deals to a close. She also has a great sense of humor and makes a stressful process fun.
