Q: Can't I just look up listings online?
A: Of course! And I encourage you to see what's out there, and discover your likes and dislikes. But the internet can be an overwhelming place. A realtor has access to the most comprehensive search engines, so you'll always have the most updated information. A realtor can also narrow the search for you, based on your interests. I take the time to get to know you, to listen to what you need, so you don't have to work at this alone.
Q: Wouldn't negotiating directly with the buyer/seller myself be a more transparent process?
A: Ideally, yes. However the relationship between a buyer and seller is not always an objective one. Allowing realtors to negotiate on your behalf maintains the buyer-seller relationship in a positive light. This avoids the possibility of a seller rejecting your offer based on a disagreement, and lets both parties have their best interests maintained during the real estate transaction.
Q: Isn't it cheaper to go without the real estate agent?
A: Again, this would be ideal, but unfortunately is rarely the case. Buying or selling a home by yourself is a huge undertaking, for which you are soley responsible - with no guarantee of a final sale. Ask yourself: are you prepared to value your home? Can you work with a seller's/buyer's agent? Are you able to market a home by yourself? Do you have access to all available properties for sale? How can you screen potential buyers? All of these elements should factor in to your decision. A realtor takes this legwork out of the equation - I am here to help you, to help you through the legal and emotional tasks involved in buying or selling your home!
The Bottom Line: Of course, the decision is up to you. However, you have nothing to lose by inquiring with a local realtor and seeing how a real estate agent can change, and likely improve your experience of buying or selling your home. I am ready for your call!
