What To Do If Your Home Isn't Selling

If your home has been on the market for an extended period of time without any offers, it may be time to change up your current marketing plan. Here are a few things you can do:

1. Reevaluate the price of your home

Not a popular topic, but your home may be over priced for the current market. Ask your Realtor to prepare a market analysis. This analysis will compare the price of your home to similar homes in the area. 

2. Deep Clean

Your home should already be clean before listing and showing, but it may not be as clean as you think. Cleaning extends to the outside of your home too. Brighten up the outside by using a powerwasher to get every nook and cranny. Internally, consider hiring a professional carpet cleaner or rent a machine from a local store. 

3. Take it off the market..and wait.

If you're not impressed with the results of the home selling prices from the market analysis the Realtor has privded, you may want to wait until the market improves more.

6. Fix any problems the home has 

Poor roof? A broken door? Minor or major problems can keep buyers away. Keep a feedback spreadsheet when you are selling your home. If you find out that potential buyers aren't making an offer because your home is not move-in ready you can save yourself a headache.  

7. New photos 

Most people use the Internet when searching for a home. If the pictures aren't high quality, or miss the true feel of the home, buyers will move on.
